We are much more than just a tourist management agency
Own staff: we are the only agency in Trieste that has decided to internalize cleaning services. We do not rely on outside companies instead we prefer to have direct staff. In addition, we also have our own check-in staff that follows all guests. Guaranteeing maximum control over the quality of service.
We are tax withholding agents (Sostituti d’imposta): we provide the italian single certification (CU) at the end of the year for the proceeds of the accommodation facility. Furthermore, we take care of bureaucratic paperwork, which is normally the responsibility of the owner.
Guest Relation Service: we relate to the guest by offering advice and tourist suggestions on the city, we offer discounts and free tickets to exhibitions and events, thanks to agreements with the visitors bureau.

How much does our management cost?
We chose to divide the revenue with the owner. Our management affects the net turnover of the structure's revenues. The management cost is deducted on a monthly basis from the total due to the owner, which can also be found inthe payment bill. We provide the CU (certificazione unica) at the end of the year for the proceeds of the accommodation facility.
Compared to a do-it-yourself management we are able to get better feedback, using dedicated software on market trends, industry experience and contacts acquired over the years, therefore bringing better results than a private management.
How do you open a holiday home?
The timeline for opening a vacation rental is 15 working days. Following an initial contact with one of our operators, and onesite visit of your facility, we will proceed with:
Dedicated consultation and planning: we will explain to you the income estimations, take care of the consumption control and a potential Interior Design project.
Start-up: we will take care of all the administrative paperwork such as the opening of the SCIA in the municipality and SUAP, activation on the accommodation portal, communication to the regional statistical service, publication on booking portals.
All-round management: our dedicated staff will take care of check-ins, facility cleaning, maintenance, legal paperwork, and reporting.
What is the taxation on tourist rentals?
